In the dynamic world of real estate, the importance of dazzling photographs cannot be overstressed. Pictures are the gatekeepers of an interested buyer's first impressions. It is crucial to hire a reliable and a skilled real estate photographer who can make your property stand out. To ensure that your choice is spot on, here are the top 10 questions you ought to ask your potential real estate photographer.

1. "What is your field experience in real estate photography?"


Experience breeds expertise. The more the number of real estate projects a photographer has under their lens, the better they become at capturing property in ways that attract potential customers.


A. Real estate photography was my first job as a professional photographer. I started as an AirBNB photographer in 2017 and have photographed over 300 properties in South Louisiana for MLS Listings, short-term rentals, investment rehabs as well as commercial and retail properties.


2. "Can you show me a sample of your previous work?"


Seeing a portfolio or a showcase of their past work can give you a feel for the photographer's style and their ability to capture properties uniquely.



3. "What equipment do you use?"


In real estate photography, the quality of the equipment directly impacts the quality of the end product. A professional should boast a high-definition camera, tripods, lights, lenses, and possibly a drone for aerial shots.


A. I use standard equipment designed for all types of real estate media capture:

  • Sony A7R III - Large Full-frame sensor, high-resolution image capture with RAW photo HDR photography capabilities.

  • VILTROX 16mm - ULTRA-WIDE ANGLE LENS, for sharp and bright photos.

  • 4K DJI Drone camera for aerial shots, Ricoh theta 360 Camera for virtual tours

4. "What is your image editing process?"


Perfection in real estate photography comes from an optimal combination of excellent shooting and expert editing. The photographer's editing process can drastically influence the appeal of your property.


A. Editing is a complicated process and no two properties are exactly alike. My editing style for real estate is bright and contrasty. Most images are captured using HDR Photography techniques at +/- 2 exposure stops.


5. "How will you capture the unique elements of my property?"


Every property has unique elements and it’s important for the photographer to highlight those features that set your property apart.


A. I will coordinate with the property owner and identify the best aspects of the property and determine how best to capture them.


6. "How do you manage lighting and weather conditions?"


Some properties come alive in natural light, while others need an artificial touch. An experienced photographer should know how to adapt to different conditions and still produce stunning visuals.


A. Natural light is always preferred, but many homes do not have great views or large windows for the most flattering look. While many properties we will use the attached lighting, some other properties may be determined to need flash photography lighting.

7. "What is your turnaround time?"


Time often plays an essential part in real estate deals, which makes it essential to find out how quickly the photography project can be completed.


A. Most shoots are edited and delivered within 24-48 hours. Shoot with advanced editing or a large number of images may be delivered between 72 hours - 5 days.


8. "What rights do I have to the images?"


It’s crucial to clarify this upfront to avoid legal tussles later. You should have permission to use the photographs as needed.


A. As a photographer, I retain full copyright to all images. For my real estate photos, a full photo release to the customer is provided.


9. "What is your pricing structure?"


Price should not be your sole criterion, but it’s necessary to assess if the photographer’s work is of value for the amount they are charging.


A. Real estate photography pricing varies by property type. Most residential properties are based on a per/room basis. Commercial property may be priced per hour or by square footage.

 

10. "Can you provide me with client references?"


Last, but not least, references can be a powerful source of information, letting you assess the photographer's dependability, professionalism and customer satisfaction rate.
